Investment Homes
Woodloch’s version of an investment home is called the Woodloch Guest Home.
The Woodloch Springs Guest Home Program is a specially designed plan that allows owners to enjoy a home at Woodloch Springs while benefiting from the economic advantages of a relationship with Woodloch Pines.
The program is a joint effort between Woodloch Pines, Inc. and a guest homeowner. Woodloch Pines takes full responsibility for marketing, coordinating and overseeing guest usage of each guest home. Guest Home owners take full responsibility for all ownership expenses such as taxes, insurance, utilities, community fees, maintenance etc. Income from guest usage for accommodations is split equally between Woodloch and each guest homeowner. Guesthome owners may use their guest home during times that their home isn’t rented and for advanced “blocked out” times during the year.
There are only 55 Guesthomes in Woodloch Springs and about a dozen outside in the program. These homes have been built and maintained by Woodloch since their placement.
There are currently 4 categories of homes: Redwood’s (typically 5 bedroom homes), Sequoia’s (typically 4 bedroom homes), Hemlocks (typically 3 bedroom homes) and Cedars (2 bedroom homes). Rental rates are set by Woodloch and are generally predicated on the number of occupants in a home.
Income naturally varies from category to category. Guesthome owners can expect to earn between $20,000 and $60,000 a year depending on the category of the home. Of course, an individual owner’s income is affected by the frequency of their own personal use of their home.
As a general rule expenses (taxes, insurance, utilities, Community Fees, water and sewage, maintenance and miscellaneous items runs between $10,000 and $15,000 depending on the kind of home you own. Larger more expensive homes tend to cost more.
